MEES benchmarking across 200 shopping centre units
Every unit in the UK's third largest indoor shopping centre brought to EPC compliance ahead of the deadline.
How the programme ran
Risk-prioritised EPC programme
Working with Pradera Lateral and managing agents Savills, we arranged access to each unit in risk priority order and undertook 200 EPCs.
Audit and risk assessment
Auditing all buildings let with F and G ratings, and risk-assessing those potentially rated F or G.
MEES study
Quantifying costs and exemptions ahead of the deadline, with recommended upgrades where appropriate.
What made this difficult
Scale and access
Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.
Mixed compliance status
Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.
Hard deadline
Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.
The outcome
100 units were brought up to standard as part of a staged delivery completed ahead of the February 2023 deadline, bringing every unit in the centre into EPC compliance with the updated MEES regulations.
Lessons
- Sequencing by risk and lease event beats working alphabetically through a portfolio
- Coordination with managing agents is essential for access at scale
- Complete visibility at every stage keeps a large programme on track
