Compliance & certification

Accredited energy assessment across your portfolio — EPC, DEC and TM44 — done accurately, on time, and captured as data you can actually use.

Statutory assessment

Every commercial building carries a set of recurring legal obligations. Most providers treat them as a form-filling exercise. We treat each survey as the baseline for everything that follows — because the data captured here determines the quality of every decision above it.

Energy Performance Certificates (EPC)

Required on construction, sale and letting, and valid for ten years. Our accredited assessors produce robust, defensible ratings — and flag where a modest intervention would move the asset up a band before it becomes a letting problem.

What's covered
  • Commercial EPC assessment & lodgement
  • Level 3 and Level 4 (complex buildings)
  • Improvement modelling and band-uplift scenarios
  • Portfolio-wide renewal tracking

NABERS UK

NABERS UK is currently voluntary, but is seeing wider adoption across the UK commercial property market. It rates how a building actually performs in use, awarding between one and six stars based on twelve months of measured energy data. Ratings are valid for twelve months, so we help clients achieve their target rating and maintain certification against that baseline year after year.

What's covered
  • NABERS UK Energy for Offices ratings
  • Whole-building, base-building and tenancy ratings
  • Utility data review and quality assurance
  • Improvement pathways and target rating strategies
  • Design for Performance support for new and refurbished buildings

Display Energy Certificates (DEC)

Required annually for large public buildings, with advisory reports on a longer cycle. We manage the yearly cycle so renewals are never missed, and use the operational data to show how performance is actually trending.

What's covered
  • Annual DEC production and lodgement
  • Advisory reports (AR)
  • Operational rating trend analysis
  • Public-sector estate management

TM44 air-conditioning inspections

Mandatory every five years for systems above 12kW, with repeatable fines for non-compliance. Our inspections double as an engineering health-check — identifying oversized, failing or poorly controlled plant that is quietly costing money.

What's covered
  • TM44 inspection to CIBSE standard
  • Systems above 12kW effective rated output
  • Plant condition and control findings
  • Prioritised efficiency recommendations

MEES compliance & exemptions

With the standard rising toward EPC B for larger commercial buildings, knowing which assets are exposed — and which qualify for exemption — is now a portfolio-level risk question, not an administrative one.

What's covered
  • MEES exposure assessment by asset
  • Exemption eligibility and registration
  • Letting-risk flagging across a portfolio
  • Evidence packs for lenders and funds

A single view of every asset, its current rating, renewal dates and exposure — so nothing lapses unnoticed.

Improvement shortlist

A prioritised list of the interventions that would most improve each rating, with indicative impact.

Common questions

What owners usually ask

Q

Yes. We routinely programme assessments across multi-asset portfolios, sequencing by renewal date and letting risk so the work lands when it is most useful. [ Adjust to reflect your current capacity. ]

Q

We identify the shortfall, model the interventions that would close it, and set out the cost and payback of each. Where an exemption genuinely applies, we handle registration.

Q

No. Compliance work stands alone. Most clients choose to go further because the survey reveals something worth acting on — but that is always your decision.

Protect your assets' value — start with a review

A short baseline review shows where your portfolio stands against MEES, where energy and carbon are being lost, and the highest-return actions to take first.
